How do I evict a tenant?

In Florida, you have to go through the court system. You can’t just send them a letter and kick them out. You can’t change the locks. You have to formally file an eviction. You have to formally obtain a writ of possession before you can take back the property. But make sure you’re referring to your documents, and by your documents I mean your lease, and see if there’s any preliminary requirements. At a minimum, you’re going to have a notice requirement, so you have to give them either three days notice if we’re dealing with money and the failure to pay your rent, and then a minimum of seven days if they’re getting evicted for some other reason other than money.
