When can the homeowner’s association fine a homeowner in Florida?

If we’re talking about fines, we’re talking about doing something wrong. Generally, you’re not going to get a fine for not paying your assessment. You’re going to owe late fees, administrative fees, but if we’re talking about a fine, that means you’ve breached some sort of deed restriction or restrictive covenant, and generally speaking, you’re going to look to that document to determine when they can actually find you. That should be outlined in the governing documents for the association. If it’s not, Florida law is going to allow you an opportunity to get heard in front of a committee, but refer to your documents.
